25 Years on the Square – A Legacy of Service
For the past 25 years, our office on the square in downtown Waynesville has served as a hub for Missouri Property Appraisal’s presence in Pulaski County. From residential properties to complex valuations, this location has helped us support homeowners, lenders, and real estate professionals with reliable and local appraisal services.
While the industry has steadily moved toward virtual platforms, our mission has stayed the same: deliver high-quality appraisals with integrity, accuracy, and local expertise. We’ve embraced technology to make our process more efficient, but we’ve never lost touch with the communities we serve.
A New Chapter
As of Summer 2025, our downtown Waynesville office has officially closed. However, Missouri Property Appraisal remains actively engaged in the region. We continue to serve Waynesville and the surrounding areas with the same dedication we've always had.

Janet Lyons is the lead residential appraiser continuing MPA’s service in Waynesville and surrounding Pulaski County communities. With decades of experience and deep market knowledge, Janet is known for her meticulous reporting, responsive communication, and personal commitment to excellence.
Janet provides a full range of residential appraisal services, including valuations for purchases, refinances, estate planning, divorce, tax appeals, and more. As a long-standing MPA team member, her reputation for quality and consistency makes her a trusted name in the local real estate market.
Shelby Lyons — Certified Residential Appraiser
Shelby Lyonsis a resident of Dixon, MO and serves Pulaski & Miller Counties. Shelby has been a Certified Residential Real Estate Appraiser with MPA since 2018. Her work includes full-scope residential assignments—purchase, refinance, estates, divorce, and tax appeal—supported by rigorous neighborhood analysis, property inspection, and well-documented reporting that meets appraisal standards.
